Abstract Continuation:
A compilation of all documents filed of public record affecting a specific parcel of real estate from the date of the last continuation of abstract to the date of certification.
Abstract Addendum:
A showing of a specific instrument from the public records as requested. No lien or judgment searches included.
Root of Title Abstract:
Also known as New Abstracts or 40-Year Marketable Abstract. Begins from the root of title (a transfer of the entire title at least 40 years prior to certification date).
Master Abstract (Developments):
The original abstract used for a new subdivision.
Stub Abstract (Foreclosures):
A compilation of all documents filed of public record affecting a specific parcel of real estate from a specifically requested date to the date of certification.
Report of Liens:
Last grantee, devisee, heir-at-law in chain of title, correct legal description and outstanding mortgages and judgments.
Certificate of Title:
Same as Report of Liens but includes a search for easements and/or land use agreements.
Title Guaranty Division Form 900/901 Search:
Last grantee, devisee, heir-at-law in chain of title, correct legal description and outstanding mortgages and judgments.
Rapid Certificate (Title Guaranty Form):
We offer the ability to issue your final Title Guaranty Certificate quickly and efficiently without waiting for the release of any mortgages paid off at closing.
Mechanic Lien Search:
This report reflects any open or outstanding Mechanic’s Liens on a specific property. This assists you in identifying whether all contractors and suppliers have been paid for the work performed on the property.
Personal Lien (Name) Search:
Written search showing any judgments or liens filed against an individual.
Pre-Closing Search Certificate:
Last minute search of real estate prior to closing.
Post-Closing Search Certificate:
A Post-Closing Search Certificate is a one-page document that shows any new documents, judgments or liens filed of public record that affect the title to a particular parcel of land since the property was last searched. Post-Closing Search Certificates can be used in conjunction with Preliminary Continuations, Title Reports, and Pre-Closing Search Certificates. In most situations, the Post-Closing Search Certificate includes a showing of a new Deed and/or Mortgage that has been filed.
Ownership Search:
Written report showing current titleholder and legal description of property searched.
Assistance in Locating Abstracts of Title:

Email Delivery of Title Reports and Name Searches:
We can provide email delivery of our searches for your convenience.
Comparative Lender Monthly Mortgage Report:
We offer a monthly report for a fee that shows the Mortgages recorded for each month.
